Position Summary

: We are seeking a strategic and execution-focused Marketing Manager to lead marketing efforts across the Lamb Communities portfolio. This role is responsible for building and managing the marketing systems that drive qualified leads, improve sales velocity, strengthen brand trust, and support occupancy growth across our communities. The Marketing Manager will own the marketing and sales funnel from a visibility and execution standpoint — including HubSpot lead tracking, marketing spend recommendations, digital platform performance, lead quality analytics, reputation management, resident-facing communications, and community-level marketing standards. This is not a purely creative role. Success requires business acumen, analytical thinking, strong follow-through, and the ability to turn marketing activity into measurable sales and operational outcomes. Key

Responsibilities

: Lead Generation, Spend Management, and Sales Velocity

Develop and execute marketing strategies that drive qualified traffic, support occupancy goals, and improve sales velocity

Manage marketing spend tracking and recommend budget adjustments based on lead quality, cost per lead, conversion, and community performance

Oversee lead generation platforms and channels including Zillow, MH Village, Facebook, Facebook Marketplace, social media, websites, and other relevant platforms

Analyze marketing performance data to understand traffic sources, lead quality, conversion rates, sales velocity, and campaign effectiveness

Partner with Sales & Operations leadership to evaluate when to add spend, adjust campaigns, or shift strategy based on results HubSpot, CRM Discipline, and Funnel Visibility

Own HubSpot execution for the marketing and sales funnel, including lead source tracking, campaign visibility, pipeline reporting, and data quality

Build dashboards and reporting rhythms that create visibility into lead flow, response time, conversion, and sales velocity

Identify gaps in HubSpot usage or lead management and bring forward solutions to improve compliance and accountability

Support field adoption by creating clear standards, training, and reporting expectations for lead tracking and follow-up visibility Brand Trust, Reputation Management, and Community Relations

Manage brand trust initiatives including Google reviews, review responses, reputation monitoring, and accuracy of information across websites and public platforms

Support stabilized-community social channels with content and communication that reinforces resident engagement, referrals, and brand consistency

Develop resident-facing communications including newsletters, community relations materials, and resident engagement campaigns

Ensure Lamb Communities shows up consistently, professionally, and accurately across communities and digital channels Collateral, Content, and Brand Standards

Oversee development of website content, sales collateral, business cards, signage, graphics, templates, and community marketing materials

Coordinate content creation including video, photography, social media assets, and other marketing materials as needed

Establish and maintain practical brand standards that can be executed consistently across the portfolio

Ensure marketing materials are accurate, current, professional, and aligned with community goals Field Standards, Training, and Cross-Functional Partnership

Bring forward recommendations for required standards around listing accuracy, HubSpot usage, lead source tracking, review responses, social channels, and campaign follow-through

Partner with Property Managers, sales team members, and operations leadership to improve marketing execution and customer experience

Train and support field teams on marketing tools, platform expectations, brand standards, and execution requirements

Identify execution gaps and communicate them clearly with recommended solutions Vendor, Freelancer, and Project Management

Manage vendors, freelancers, agencies, and external partners as needed to support marketing execution

Coordinate marketing-related projects including signage, graphics, company events, special events, and other assigned initiatives

Manage multiple priorities and deadlines while maintaining strong organization, accuracy, and follow-through

Qualifications

:

3+ years of marketing experience preferred — ideally in real estate, property management, homebuilding, manufactured housing, multifamily, or another sales-driven environment

Experience developing and managing marketing strategies tied to measurable business results

Strong understanding of digital marketing, lead generation, customer engagement, and brand reputation

Experience with CRM systems, lead tracking, reporting, and marketing analytics — HubSpot experience preferred

Ability to interpret data, identify trends, and recommend practical action based on performance metrics

Strong project management and organizational skills with the ability to manage multiple priorities at once

Ability to work cross-functionally with operations, sales, leadership, Property Managers, vendors, and external partners

Strong written and verbal communication skills, including resident-facing, prospect-facing, and internal communications

Proficiency with Microsoft Office and familiarity with Canva, Adobe Creative Suite, or similar marketing and design tools

Self-starter with strong ownership mentality, urgency, and ability to operate in a fast-moving environment Preferred

Qualifications

:

Experience supporting multi-site operations or decentralized field teams

Experience managing marketing spend, vendors, freelancers, or external agencies

Experience building marketing processes, dashboards, reporting rhythms, or playbooks from the ground up

Experience with reputation management, resident communications, referral programs, or community engagement

Bilingual Spanish preferred but not required

Compensation

:

This role is eligible for performance-based incentive compensation tied to lead generation, lead quality, sales velocity, CRM compliance, and business results

Final incentive structure will be determined by leadership and aligned to measurable outcomes within the marketing and sales funnel What Success Looks Like:

Cost per qualified lead and cost per lead to conversion trending down over time

Sales velocity and lead-to-visit, visit-to-application, and application-to-close conversion rates improving

HubSpot adoption, data quality, and reporting accuracy at a consistent high standard

Listing accuracy and completeness across required platforms maintained without gaps

Review response consistency and measurable improvement in brand trust across communities

Field teams executing to marketing standards with clear accountability
